Connecting Capital, Investment & the Future of Living in Germany & the DACH region.

13-14 April 2027 Berlin, Germany

A Growing Market. A Bigger Conversation.

Following the success of the 2026 GSL Executive Meeting in Berlin, GSL returns to Germany in 2027 with an expanded format: the GSL Investor Summit Berlin.

The inaugural gathering demonstrated a clear appetite for a dedicated meeting point for investors, developers and operators across residential living. The 2027 Summit builds on that response, with a broader programme exploring investment, development and operational performance in Germany and the DACH region.

Where Capital Meets the People Shaping Living.

Residential living is evolving. Investment strategies are changing, operating models are maturing and the relationship between housing demand, development and long-term asset performance is becoming increasingly important.

For investors, developers and operators, understanding these dynamics requires more than looking at individual assets or markets in isolation. It requires direct engagement with the people making decisions across the sector.

The GSL Investor Summit Berlin brings these perspectives together, creating an environment for senior-level dialogue around investment opportunities, market fundamentals, operational performance and the future direction of residential living in Germany and Europe.

One Sector. Multiple Investment Perspectives.

From purpose-built student accommodation and build-to-rent to coliving and other professionally managed living concepts, the residential living landscape presents a range of opportunities and challenges for institutional capital and operating businesses.

The Summit will provide a platform for conversations around the themes influencing investment and growth across the sector, including:

Investment and Capital Allocation

How investors are assessing opportunities, managing risk and positioning capital in an evolving European living market.

Germany and the Wider European Landscape

The market fundamentals, regional differences and investment dynamics influencing the next phase of residential living.

Development and Delivery

The challenges of bringing new living assets to market, from development economics and funding to planning, supply and long-term viability.

Operations and Performance

The role of operating models, resident experience and operational excellence in building resilient, sustainable living businesses.

The Future of Living

How demographic change, affordability, mobility and evolving resident expectations are influencing demand and creating new opportunities across the sector.

The Investor Summit Experience.

The GSL Investor Summit Berlin brings together the people shaping the future of residential living across Northern Europe. Through trusted dialogue, market insight and shared experience, we create the conversations that influence tomorrow's decisions.

A Room Built Around Decision-Makers.

The GSL Investor Summit Berlin is designed for the principals shaping the residential living market: the investors allocating capital, the developers delivering new assets and the operators building and managing living businesses. By bringing these groups together, GSL creates an opportunity to move beyond presentations and conventional networking towards more meaningful exchanges between people facing many of the same strategic questions.

Our approach is built on a simple principle: the value of a gathering is defined not only by the number of people attending, but by who is in the room and the quality of the conversations they have.

The People Behind the Conversations.

Meet the industry leaders who have helped shape the conversations at past summits.

If capital, residents and opportunity are moving in new directions, where will the next decade of growth come from??

The traditional growth story is changing.

International student mobility is evolving. Demographics are shifting. Immigration policies are tightening. Affordability is becoming a bigger constraint. Geopolitical uncertainty is influencing capital allocation. And markets that were once considered secondary are becoming increasingly relevant. At the same time, residential living is becoming increasingly global, with capital, operators and development models moving between PBSA, BTR and other living sectors.

What happens next?

This talk show brings together senior leaders from across the UK, Europe, North America, Australia and APAC, not for a conversation about "global trends", but to confront the big tensions impacting demand, capital and opportunity:

1. The world is moving – are we?
2. The global map is being redrawn
3. Capital is global, but is it brave?
4. Are we building the same thing everywhere?

PBSA is posting record volumes even as international student policy tightens. BTR is stalling under construction and viability pressure. Co-living is opening as an alternative, but still lacks the institutional data track record investors want before committing serious capital. Meanwhile, the Renters' Rights Act treats all three asset classes differently, reshaping how deals get structured and priced.

This roundtable brings together developers and investors to confront these tensions directly: where is capital actually flowing, where is it hesitating, and why. We'll close by asking whether the UK is setting the template for European living sectors or falling behind them.

The industry's most influential leaders challenge one assumption they believe is holding the sector back.

No presentations. No slides.

Just honest opinions.

Industry leaders share the beliefs they think residential living needs to rethink, from investment strategies and operating models to universities, technology, affordability and leadership.

The audience is invited into the discussion, creating an open and thought-provoking conclusion that leaves people with new ideas rather than familiar answers.

International agents have become an essential part of PBSA’s global recruitment model, but the economics and incentives around them are changing quickly.

This session will look beyond the familiar debate around fake bookings and verification to ask whether the sector is addressing the underlying problem. We’ll explore what good agent practice should look like across different markets, whether a meaningful international code of conduct is possible, and who would enforce it. The discussion will also examine the economics of the agent model: how commissions have moved from around 3% pre-COVID towards double-digit levels in some markets, who ultimately pays that cost, and whether this represents temporary market pressure or a fundamental reset in how PBSA is sold.

The GSL Approach.

Quality of conversation over quantity of attendees.

GSL brings together senior decisionmakers through a curated programme of executive meetings, investment summits and industry gatherings across international residential living markets.

The emphasis is on relevant people, informed discussion and relationships that continue long after the meeting concludes.

The Berlin Investor Summit carries that approach, creating a focused environment for investors, developers and operators to exchange perspectives on the future of living.

Advancing the Conversation Together.

The GSL Investor Summit Berlin is built on a shared ambition between GSL and our partners: to create a trusted platform where institutional investors and industry leaders come together to explore the future of residential living investment.
