Kelvin Properties Raises £18.8m to Develop Glasgow Student Housing

Summary:

  • Kelvin Properties is developing a 134-studio PBSA scheme on Queen Margaret Drive, Glasgow, with completion scheduled for June 2027 to serve the 2027/28 academic year. The project was repositioned from residential use following market analysis amid a citywide shortfall of over 6,000 student beds and rising demand for managed accommodation in central and West End locations.
  • The development is the first PBSA to secure gold accreditation under the NextGeneration Project sustainability framework, targeting an EPC A rating and 70% carbon reduction through air source heat pumps and biodiversity-focused roof terraces. It also commits to full construction waste recycling and delivering at least 15% of roles via modern apprenticeships.
  • Supported by development finance from Bank of Scotland, the scheme reflects confidence in Glasgow’s student housing market and Kelvin Properties’ local expertise. The project is contracted to CCG, designed by Cooper Cromar, and will be operated by True Student, reinforcing PBSA’s role in addressing student demand and easing pressure on the city’s wider housing market.
