Germany is one of Europe’s most strategic yet underestimated PBSA markets. With international student numbers up +10% in 2024 and projected to rise another +25% by 2029/30, demand for quality, professionally managed accommodation is accelerating faster than supply can respond.
Public provision has fallen behind. Nationwide coverage has dropped to just 9.6%, creating a deficit of over 520,000 beds and pushing private operators to the forefront. In the Big-7 cities, private PBSA now accounts for a third of total stock, with rents and yields proving remarkably resilient even as capital markets tighten.
At the same time, Germany’s secondary university cities—from Bremen and Leipzig to Aachen and Münster—are emerging as the next chapter for investors: strong student demand, limited supply, and more attractive entry yields than the traditional top-tier metros.
