  • Germany is one of Europe’s most strategic yet underestimated PBSA markets. With international student numbers up +10% in 2024 and projected to rise another +25% by 2029/30, demand for quality, professionally managed accommodation is accelerating faster than supply can respond.
  • Public provision has fallen behind. Nationwide coverage has dropped to just 9.6%, creating a deficit of over 520,000 beds and pushing private operators to the forefront. In the Big-7 cities, private PBSA now accounts for a third of total stock, with rents and yields proving remarkably resilient even as capital markets tighten.
  • At the same time, Germany’s secondary university cities—from Bremen and Leipzig to Aachen and Münster—are emerging as the next chapter for investors: strong student demand, limited supply, and more attractive entry yields than the traditional top-tier metros.
